Going into the fall and winter holiday season we are not seeing a typical winter slow down here.

In Connecticut. Single family home sales are up 17.84% year to date,the median sales price is up 15.56% at $312,000 the median days on the market for single family homes is at 33 days and we are a 2.8 months supply of inventory here in Connecticut. 

Months Supply of Inventory Explained

If you are not familiar with what the Months Supply of Inventory means  it is a good indicator of if we are in a balanced market, sellers market or buyers market.

Generally, a balanced market will lie somewhere between 4-6 months of supply of inventory.

If the Months Supply of Inventory is less than 4.0, it would show the market is favoring sellers also known as a sellers market. If the Months Supply of Inventory is above 6.0, it would show the market is favoring buyers also known as a buyers market.

Also, the Month Supply of Inventory is different in each town as well so don’t be too surprised if your town has a higher or lower number Month Supply of Inventory compared to the statewide number. 

Home’s are still selling fast here in Connecticut and it does not seem like it is slowing down anytime soon which is great if you are planning on selling your home.
